A swamp hut is a witch's cabin on stilts, and the space around it is where witches keep spawning. Swamp, never mangrove

The only biome that accepts a witch hut is the plain swamp. Mangrove swamps look alike on the map but are a separate biome and never get one. Java tries once per 32×32-chunk region (512 blocks), anywhere in the first 24 chunks of the region on each axis. Bedrock gives temples, igloos and huts one shared spot per region, and a swamp there makes it a hut.

Why huts make good farms

In Java, witches keep spawning inside the hut's small bounding box, and farms fill that box with spawning floors; a black cat also spawns with the hut and can be tamed with raw cod or salmon. Mobs only spawn within 128 blocks of a player, so the goal is several huts whose boxes all fit inside one 128-block sphere around an AFK spot. A pair is a realistic goal. Three or four, the famous quad witch hut, need huts packed around a shared region corner and are rare.

What comes out of the farm is what witches drop: redstone, glowstone dust, sugar, gunpowder, glass bottles, spider eyes and sticks. That covers most brewing ingredients and a steady supply of redstone without mining.

Searching for a farm-ready seed

The list here covers huts near spawn. Because each hut lands within the first 24 chunks of its 32-chunk region, neighbors across a border can be as close as 9 chunks (144 blocks) on an axis.
